This attractive property can be found in a convenient setting on the edge of Braunton, with the burrows and a selection of sandy beaches close by it provides a perfect base for families and groups of friends wishing to make the most of the local area.

This conveniently placed property is just a short stroll into the centre of Braunton, where you can enjoy browsing the local shops, restaurants, pubs, and takeaways. Just outside the town, Braunton Burrows provides a lovely backdrop for scenic seaside walks. Just three miles away, Saunton Sands boasts an expansive sandy beach popular with families and surfers, and further afield, sand, sea, and surf can be enjoyed at Woolacombe, Croyde, and Putsborough. Walking enthusiasts will also be spoilt for choice with the nearby South West Coast Path, taking you across the spectacular headland to Baggy Point, and Exmoor National Park within easy reach by car. Other family attractions and places of interest nearby include Barnstaple, with the market and high street shops, Exmoor Zoo, Watermouth Castle, Dinosaur and wildlife park as well as other coastal towns such as Combe Martin, Morethoe and Ilfracombe.  This property is perfectly located on the Route 27 cycle route which also has mountain bike woodland routes.

Stepping into this beautiful property you are greeted by a spacious entrance hall which leads to the lounge and kitchen. The bright and airy double aspect lounge provides comfortable sofas and a large 70" Smart TV with BT TV and Netflix, thus providing the perfect place to relax in style at the end of the day. Accessed via the other side of the hall, the spacious kitchen/diner has seating for ten guests arranged across the dining table and breakfast bar area, and the well-equipped kitchen boasts a multi-function electric oven and hob, combination microwave, fridge/freezer and a dishwasher. This then leads to a useful utility/drying room with a washing machine. From the hallway there is also a ground floor super-king-size bedroom with zip-and-link beds that can be presented as a twin upon request. Heading upstairs to the first floor you will discover a spacious hall with two armchair and a telescope to enjoy the breathtaking views across the Braunton Burrows towards the estuary and village of Appledore. From the landing you will discover three beautiful bedrooms and a cosy snug which has a handy Sofa bed that can accommodate two additional guest or provide different sleeping arrangements. The master super-king-size bedroom has a walk-in dressing room which leads to an en-suite shower room with WC. This suite also boasts a balcony with views across Chivenor air field and Braunton Burrows. There are double doors (which can be locked) from the master bedroom into the snug making this an ideal suite for a young family. The upstairs area of this luxurious property provides two further super king sized bedrooms. One of the bedrooms is ensuite and has a Juliette balcony to enjoy the same spectacular views as the master suite. The other super king bedroom has zip-and-link beds which are set as a twin but can be joined together as a super king bed upon request. Finally a lovely contemporary bathroom with a bath, separate shower and WC completes the offering inside the property.

Outside a level gated garden wraps around the property and offers various areas to relax and unwind. Shower off after a day at the beach using the outdoor rain shower or soak in the hot tub after a long walk. There is also a wooden bar/summer house with a separate changing room area. Private off-road parking for 2/3 cars is located within the secure gated area.

We usually come down to Braunton every year to use the Tarka trail. We chose this property because it was right on the Tarka trail, so perfect for us. So far this has been the best accomodation that we have stayed in, so spacious, very well equipped, ( especially in the kitchen), and the house was perfect for relaxing in as the weather wasn't too gRead moreood this year for our stay. Six of us had an amazing couple of nights at Westlands for my girlfriend's birthday, there was great communications throughout from the host. Its an amazing house, really big and has really comfy beds and lovely hot tub, we werent aware of the military site next door but it honestly didnt affect us. Absolutely loved this house. Perfect place for the family to get together. Kitchen is full with equipment/utensils. Right on the Tarka Trail and very close to beaches, pubs & shops. Good value for money would definitely recommend. Only thing to note is dogs aren't allowed upstairs.

We had a fab Christmas week at this property, there was everything you could possibly need, the co hosts were brilliant and the owners lovely, a beautiful house and a great location for local pub, supermarket and beaches and town of Barnstaple.

This was an amazing house to stay in. It was private yet perfectly situated for a variety of activities, walks and tourist attractions. The furnishings were very modern and luxurious and the owners had thought of everything to make our stay comfortable. This stay was perfect for families especially with dogs. It literally had everything we needed!!! Think it was great value for what we paid, the location, size and the amenities it offered. We had a wonderful holiday and the weather couldnt have been better. We all had a great time. The hot tub and barbecue were a great success.. The dogs loved the sand dunes and paddling in the water. We found some great seafood restaurants in the nearby towns and a great butchers and bakery in Braunton.

We really enjoyed our stay at Westlands. The property is very spacious, there was ample room for five adults plus two dogs. The kitchen is very well equipped. The outside area is fully secure for the dogs and the addition of the outside shower was great for washing them after the beach. We really enjoyed our stay at Westlands, the hosts were extremely friendly and helpful. The house is beautiful and very spacious. The kitchen was very well equipped, which is always very welcome when you stay away from home and want to cook for yourselves! The hot tub was a lovely addition too :-) Overall we had a great stay!

Spacious accommodation, big TV in lounge, well equipped kitchen, lovely pub 8 minutes walk away, take coat hangers for wardrobes as there only a few, football goal not available even though on photos of property. All in all a lovely property. We found a few niggles some were solved by Helen.

We stayed as Westlands last year and were happy to have gone back this year. There is loads of space for the 8 of us and the dog. Secure gates means the dogs and kids can roam around outside freely and safely which is a great to have. Beaches are not far away and there is the Tarka trail for walks which is nice & relaxing. A lovely house with everything you can wish for, clean, modern, spacious and a welcome place to return to after a long day on the beach or sight seeing. We had seven people staying and there was plenty of room, it felt like having your own little palace near the sea.
