A fantastic Edwardian arts and crafts house with magnificent countryside views. Nestled amid 7 acres of beautiful private grounds with billiards room, open fires, and a tennis court to enjoy.

Nestled in an idyllic position with splendid rolling hill and countryside views, this magnificent home is close to the historic town of Hawick with its excellent leisure and shopping facilities. The immediate area is a paradise for walkers and bikers with country tracks and forest trails including the Southern Upland Way close at hand. Enjoy salmon and trout fishing on the River Teviot and the famous nearby Tweed or play a round of golf at numerous local courses. Born in the Borders offers a great day out with grass sledging, brewery and distillery. Visit the grand stately homes of Abbotsford, Mellerstain and Manderston or Floors and Thirlestane castles. This is a fantastic base to explore the Borders and is also within touring distance of Edinburgh, Cumbria and Northumberland. Step inside this wonderful Edwardian arts and crafts house into the reception hall which has a cloakroom and a separate WC.

Step into the hall and through to the light and bright lounge. Relax and enjoy a great movie here or listen to your music on the Bluetooth soundbar and, on those cooler evenings, light up the lovely roaring open fire. There are also French doors leading directly out to the large south-facing terrace with a seating area and beautifully spacious mature gardens. Next is the snug with an impressive fireplace housing a large open fire, and there is also a TV. It's the perfect place to enjoy a great book or just sit back and admire the beautiful garden and countryside views. The dining room with a feature wood burner and beautiful stained glass windows is the ideal space to enjoy family gatherings. You can then head into the kitchen which boasts an electric range oven and gas hob, a scullery with an electric oven and hob and fridge, a butler’s pantry with a dishwasher and a larder with a fridge/freezer. Next is the impressive billiards room with a large billiard table, an array of books, a seating area with a feature fireplace and a Bluetooth soundbar. Heading down to the lower ground floor, you'll find the utility room, where you can enjoy table tennis and games equipment and also where you will find a washing machine and tumble dryer. Heading up the period staircase to the first floor, there are five individual, beautifully decorated bedrooms.  These comprise two spacious king-size bedrooms, both with en-suite bathrooms with baths, separate showers and WCs; two double bedrooms and a lovely single. Completing the first floor is the bathroom with a bath, separate shower and WC. Heading up the staircase to the second floor, there are another three stylish bedrooms: two doubles, one single. Finally, to complete this wonderful period house, is the bathroom with a bath, separate shower and WC.

Venture outside to the spectacular gardens which extend to approximately 7 acres. They are approached by a long private drive that leads to the front of the house, with ample off-road parking. There is a substantial south terrace with a seating area perfect for al fresco dining, which can be accessed directly from the lounge, with planted borders and a mass of spectacular rhododendrons. We absolutely loved this house. So much space for a large group, we loved the two sitting rooms, large kitchen area, spent most of the time in the billiard room, such a large space but so cosy! The children played hide and seek every night, so many places to hide! The house is so comfortable and homely. The house and gardens are lovely and absolutely full of character. Our whole family loved our time here and other than the billiard table which provided daily entertainment there are lots of books and games for children to play. Large comfortable and characterful house, good range of kitchen equipment/utensils, bathrooms are first class and good quality beds/bedding. It has great spaces for both partying and relaxing. Brian was a great help, Charlotte responded quickly and efficiently to our 'distress calls'. We had to pay the amount for 7 nights, although we could only stay 6 nights; that was disappointing.

A great base for a family holiday. Plenty of space inside and out. We managed to sit 21 for a meal one night. Lots for grandsons to do locally from fishing to kayaking on a local loch, to Go Ape near Dalkeith and great play parks. The property is in need of attention and the gardens felt very neglected. We were a group of 11 adults so there was plenty of space. We had problems with the heating which were sorted but my understanding was that this can be a regular problem. We all 6 adults, 4 grandchildren and 2 dogs had a wonderful stay at Coille House. Children and adults loved playing hide and seek both inside and out. Very lovely and interesting property with some hidden features and would have loved to have seen it when first built. Snooker room and library fabulous. We will definitely return again.

Coille House is a beautifully quirky house with heaps of character, set in a truly stunning location. Great house for large family gatherings with dogs. Lovely to be able to sit the extended family round the large dining table for meals. Fabulous views across countryside and riverside walks for dogs. Ideally positioned for access to Northumberland and the border towns. Great time had by all.

A homely property with extensive grounds. Great place for our whole family to gather and spend time together. The children really enjoyed the space in the house and the large garden areas. The billiard room was a great addition.

Coille House has it all for large families and large parties. Set in beautiful large grounds only a couple of miles from the centre of Hawick and many attractions within 20 minutes drive. The property has a real family feel and is so spacious. There were 13 of us plus 4 pooches and still plenty of room for everyone. Wonderful house in a great location. The 10-seater dining table and adjoining kitchen were the most used and great for everyone gathering together. Great older building with very modern bathrooms. Very clean and comfortable, Marvellous grounds with a little wooden house the younger ones loved; tennis court and near a safe stretch of river where we paddled with a canoe we brought. Lost of space to relax and the snooker room was great for weary adults to chill at the end of the day!
