A first-floor apartment in a beautiful country estate house in an elevated position above Esthwaite Water, and with easy access to local scenic walks and Hawkshead village.

This first-floor apartment is located within a fine former Gentleman’s residence. It enjoys an elevated position, providing stunning mountain views, with grounds that extend down to the edge of Esthwaite Water, surrounded by miles of scenic walks. Wander down to the lake, a perfect spot for enjoying a picnic or making the most of one of the rowing boats. There is also a private path to National Trust land at the back of the property with direct access to Moss Eccles Tarn. The village of Hawkshead is only a mile away, famed for its connections to Beatrix Potter and William Wordsworth, with a range of shops, cafes, and pubs.

On entering the apartment, the private hallway provides space to hang coats before entering the open-plan lounge/diner where attention is immediately drawn to the view. The room welcomes guests with its comfortable seating, Smart TV/ Blu-ray, a well-stocked library, and upholstered window seat from where they can enjoy the stunning views over the lake towards the mountains: ospreys are seen frequently.  The kitchen is equipped with an electric oven and hob, a small fridge/freezer, nespresso and a microwave. There are three bedrooms; two with super king-size zip-and-link beds which can be made up as 2'6 twins upon request and a single bedroom. One bedroom has a bathroom with a shower over bath, washbasin, and WC, and the other  shares the shower room with a shower, and WC.

Outside, the estate enjoys 40 acres of shared gardens and woodland, which guests have full access to. Younger guests will enjoy the play area, with swings, a climbing frame, and outdoor table tennis tables plus pitch and putt golf. There is ample off-road parking adjacent to the building.

Lovely accommodation in a great location. The apartment was warm comfortable and well equipped with lovely views over the lake. We appreciated Alecs reassuring welcome which made arriving and settling in very easy. Having good muddy boot and wet coat storage is most useful in this part of the world! Weve been staying at Broomriggs for over 40 years and mostly in flat 10. We love it there - Cosy and clean and so well equipped. I believe you are new owners - keep up the good work! Thank you for another wonderful couple of weeks despite the awful weather. Ps the communal dryer is a bit hit and miss - sometimes it doesnt do a full cycle

If you like the Langdales, Coniston and Loughrigg walks then this is a great, peaceful location to base a holiday. Despite the october half-term weather we were warm and comfortable, with good car parking and it gets ASDA deliveries to the property timed for just when we arrived (book well ahead from the Kendall store). Baths were hot and the clothRead morees washer/dryer worked well. Only the internet was SLOW for uploads - so no good for working while away but OK for weather reports & emails. Hide

A great apartment in a fabulous location. That bay window ...wow we will miss that view! Really comfy and well equipped place and the golf and table tennis in the grounds were a hit too. Fabulous walks directly from the door as well as the rowing on the lake and short drives to kayaking, swimming and lovely towns.

Broomriggs is a phenomenal place to stay! The building is lovely, and apartments 10 was spacious, well laid out, well equipped and comfy - home from home! The gardens are a great place to chill out or play, and access to the Lake and rowing boats is brilliant. Alec, the caretaker, was helpful and friendly, great tips about local walks and nature. The apartment was beautiful from the decor to the views and gardens. Only wished we could have stayed longer. Lots to do and see plenty of books on walks for all ages and ability. Ive already recommended it to friends and going to go back with family and book a few apartments.

Wonderful cottage in an absolutely beautiful countryside. The cottage is new refurbished, cosy, very clean, and well equipped. It also has lots of toys and books for kids. Our little boy loved to play with it. You can have some nice walks directly from the cottage. All absolutely brilliant. Broomriggs is a lovely place to stay in a beautiful location. Lovely setting. enjoyed the beautiful view over the lake. Very clean and well decorated. Alex the caretaker was very helpful and informative about the property and grounds. Enjoyed the use of the boats on the lake. Don't normally go back to same area or property but would go back to Broomriggs as still lots to see and do.
