The pretty village of Hawkshead is renowned for its links to Beatrix Potter and William Wordsworth and both literary figures are celebrated in the village’s National Trust properties. Lake Windermere and Coniston Water are both situated within five miles of the property and offer plenty of opportunities for boat rides, water sports, and scenic walks around their shores. The real joy of this cottage is it allows guests to explore the pretty cobbled yards of the village and surrounding countryside without ever using the car.

This quaint cottage was once the village police house and is tucked away behind the main village square. From the small cobbled yard, guests enter the property directly into the cosy lounge, complete with beams and open fire with slate surround. There is comfortable seating for four to sit and enjoy the TV, perfect for relaxing after a day's exploring the Lake District. Moving through to the spacious kitchen/diner, there is a traditional farmhouse styled kitchen with electric oven and hob, fridge, microwave, washing machine and tumble dryer. There is a dining table which is great for sharing family meals or playing a game. The twisting, narrow staircase leads up to the first floor where you will find the first of the double bedrooms with TV and en-suite shower room with shower and WC.  Next to this bedroom is the second double bedroom with TV, sloping ceilings and en-suite shower room with shower and WC.

A parking permit is provided for one car for use in the main village car park.

Hawkshead is an ideal location for visiting the Southern Lakes. We enjoyed staying in the cottage which was clean, comfortable and cosy. Each of the two bedrooms have their own bathroom and as our teenage son was with us the arrangement was perfect.

Lovely characterful property. We felt immediately at home - the location is great. Its not all shiny and new but feels like a home and there were lovely biscuits, chocolate and coffee on arrival which was a generous touch. Bracken cottage is cosy and comfortable and the location right in the heart of the village is perfect. Parking was easy and we were able to unload fairly close to the cottage. We had a few problems with the cooker and dishwasher but hopefully they can be sorted out.

Hawkshead is a great location and the cottage is in a quiet position, with restricted road access to the front door. Don't be put off by the shabby exterior of the cottage, inside it is comfortable, the heating system is effective, ensuites fresh and clean, but limited headroom and comfortable beds. Great little cottage. No outside space or parking but otherwise fab location. Fridge door broke on our arrival which left us with reduced fridge capacity which wasnt addressed and no good will gesture forthcoming. The cooker broke the following day. Amazing holidays in a beautiful cottage! I was surprised by the kitchen equipment as we could cook absolutely anything ! Lovely fireplace! We enjoyed every moment and we stayed there for three nights!

Quaint cottage in a quiet location in the centre of Hawkshead. A few things could do with updating as they are a bit tired - the double mattress for one - but overall its a well equipped & reasonably comfortable cottage.

Comfortable cottage & we throughly enjoyed our stay there. The cottage is clearly in need of a spruce-up downstairs, but both bedrooms & bathrooms were clean & comfortable. May not be suitable for elderly or infirm as the stairs are very steep.

Very tired in places ie carpets short on glasses as well. Bearing in mind it has probably had a lot of foot traffic from walkers and dogs .it has 2 lovely on suite bedrooms perfect for couples. Lovely log fire cosy. Fantastic location as well pubs in village are lovely as well as tea rooms and restaurants. Although cottage is in a lovely location and a satisfactory base for visitors, there are a number of upgrade and improvements that need to be made to improve the quality of our stay. A lack of facilities, tired and dated dcor lets the property down. If you are looking for a simple, no frills place to stay this would be ideal for you.

Lovely homey dog friendly cottage in the heart of Old hawkshead. If you want olde worlde charm stay here. Wonderfully bold birds come and ask for crumbs and can be fed by hand in the courtyard. Absolutely loved the cottage, Id love to stay again, decor and facilities were spot on as was the kitchen equipment.
