The house sits on the banks of The River Tay, ideal for salmon fishing or enjoying the sandy beach at Stanley. Stanley is a convenient country village with a handful of local amenities. Heading south, the historic city of Perth (9.5 miles) is known for major landmarks and attractions including the magnificent Scone Palace, the popular Perth Racecourse, the tranquil Branklyn Garden and the famous Perth Museum – home to the Stone of Destiny. For golfers, the area offers a choice of fantastic courses, including those at Blairgowrie, Dunkeld and Gleneagles, all within 25 miles. Other local landmarks include The Hermitage, the Ranageig Stone Circle, Kinclaven Bluebell Woods and Dunsinane Hill Fort, all within 18 miles.

External steps lead up to the first floor of this stunning reverse-level retreat where you will be greeted by a welcoming hallway with plenty of space for leaving coats and shoes. On this level you will find the spacious, light-filled lounge with sumptuous seating, a Smart TV and a wood burner. Exploring further, there’s a handsomely designed dining room and a fantastic kitchen with a wealth of equipment, as well as a central island and a handy seating area. As well as all this, the upper floor features a games room with a pool table, Smart TV and wood burner-effect electric fire, alongside a tranquil, light-filled sun room. Upstairs there is an elegant bathroom shared between two cosy twin rooms, both of which can be made up as king-size on request. There are also two super-king-size bedrooms with en-suite shower rooms, one featuring French doors that open onto a charming balcony.  River views can be enjoyed from the kitchen, master bedroom, games room and the upstairs terrace. Downstairs, there are two additional bedrooms – one super-king-size and one king-size (convertible to twin) – both with en-suite shower rooms. This level also houses a utility room with washing machine, tumble dryer and fridge/freezer.

 Heading outside, the beautiful, landscaped gardens offer a serene haven, with multiple seating areas including a spacious terraced balcony. With ample outdoor furniture, a BBQ, fire pit and a useful outdoor mixer shower, the garden also features a hot tub with mood lighting and Bluetooth speakers, providing a luxurious spot to relax and take in the surrounding views. Private off-road parking is available for six cars along the driveway. Please note, increased accessibility is available via a stone path with ramps entering the house via the sunroom. There’s also an unfenced pond – please keep pets and children supervised.

What a lovely 3 night stay! Zarah welcomed us and gave us a guided tour. The location was excellent, peaceful with a small beach near by and also some beautiful walks. Fabulous house in an excellent location. Hosts were fantastic and they went above and beyond to make sure our stay was memorable. I had a fantastic few days celebrating my birthday with my family. We had a fabulous holiday at Campsie Lin. There were 12 of us celebrating a couple of family birthdays, with ages ranging from 11 months up to 70. The owners are local and were very friendly and helpful. The house and garden were first class giving us plenty space indoors and outdoors with a well equipped kitchen. We loved the hot tub and the easy Read moreaccess to riverside and other walks. There are many places to visit nearby. We particularly enjoyed Stanley Mills and Stewart Tower ice cream. Beautiful holiday home. Hosts go above and beyond in welcoming you and also delightful welcome pack. Nothing was too much trouble. Exquisite furnishings and top class accommodation. Would highly recommend. 5 stars just doesn't seem enough. We will certainly return.

The property was immaculate and the perfect size for 12 adults. It was equipt with everything you could think of and more. The kitchen was perfect for cooking family breakfasts and dinners, and plenty of storage for all the things we brought. The garden was amazing for our dog, he loved running circles round it and we had the peace of mind that it Read morewas fenced right round. There was also several lovely walks nearby. Perfect stay, dream home! We stayed for my husbands surprise 40th, 11 in total, 3 kids. From the start the owner Zarah could not of been more helpful. She recommended places to visit, cafes and restaurants in the area and places the kids would enjoy. She went above and beyond keeping it a secret from my husband, playing along with my story when we Read morearrived. The house was gorgeous, spotlessly clean and you couldnt have asked for anything extra. The kitchen is fully equipped, even had a whisk, slow cooker and air fryer. The garden is huge, perfect for the kids and topped off with a hot tub. The living space is amazing, with a games room and huge lounge with log burner. Couldnt have asked for a better location, with walks on your door step, golf courses and plenty of tourist attractions to visit all just a short drive away. There is a pub and chip shop that are within walking distance along a quiet country road. To top it all off we arrived to a beautiful welcome basket including fresh eggs from the local chickens. Campsie Lin was amazing - the property was booked as a long weekend away for 3 families, all of which had small children. There is PLENTY of living space, the bedrooms are great & the finishes in the property at top notch. We will certainly be back.
