Escape to this period farmhouse, built in 1863 and which sits on a quiet lane in the village of Ludgvan, high on a hill overlooking the sea at Mount’s Bay. In this bay lies the fairytale St Michael’s Mount, visible from the house. The rolling hills and fields provide a charming backdrop whilst access to local footpaths, including the renowned St Michaels Pilgrim Way, run virtually from the door. The village is known for its traditional stone cottages, dating back centuries, which add to its distinctive character. Ludgvan Leaze is a nearby nature reserve that offers more lovely walking trails and opportunities to observe local wildlife. To the south (2.5 miles) is the town of Marazion with its long sandy beach, quaint shops and streets to explore with local villages including Mousehole (8.5 miles) and St Just (12 miles) a short distance away.

Step through the gate into the lush garden and enter the house via the beautiful sunroom to the front. With charming seating and a breakfast area, this room is a peaceful oasis. The front door opens into the spacious lounge with a huge sofa and Smart TV where Netflix is included for your entertainment. Features such as wooden beams, a slate hearth and exposed granite window surrounds create a characterful feel enhanced by the comforting wood burner. The kitchen/dining room has been refitted in a contemporary shaker-style design with stylish worktops and a delightful feature Cornish range. The combination of the modern style coupled with original granite stone features and an inset cooking area has a lovely feel and the space is perfect for preparing and enjoying sociable meals together. To the rear is a useful utility room with a ceramic sink, additional appliances, an exercise bike for those feeling energetic, and a shower room with WC – a really useful space to store beach equipment and wash up after days out on the beach. On the first floor are the three bedrooms with the king-size room to the front commanding fabulous sea views across the countryside to St Michael’s Mount in the bay. There’s a double room with rural views and a twin bedroom sharing lovely views of the bay and the Mount. The pretty family bathroom with a separate bath and shower cubicle is also found on this level.

Outside, there is an enclosed, lawned garden with views to the surrounding fields. A large dining table and chairs are provided along with a charcoal BBQ ensuring evening outdoor dining opportunities and two sun loungers for relaxation.
