Nestled in the heart of Avochie Estate, this classic grand lodge overlooks the river and is surrounded by beautiful gardens which boast a plethora fantastic mixture of wildlife habitats. You can also enjoy a stroll along the edge of the River Deveron which runs through the estate grounds. Avochie is built as a base for family holidays and celebrations, whether you are looking for sporting activities and excursions, fun things to do with children, or just peace and quiet. From the heather-clad mountains of the Cairngorms to the beaches of Banff and Buchan, Aberdeenshire is full of romantic castles, impressive wildlife, world-class golf courses, and endless whisky distilleries. On a walk, through the fields and woods, you may encounter many wildlife and birds of prey overhead. For fishing enthusiasts, the River Deveron offers some of the best fishing in Scotland (permit required). The property lies within 'Castle Country' of Aberdeenshire, the closest being Huntly Castle (6 miles) and Duff House (19.5 miles). The town of Huntley (7 miles) has a selection of supermarkets, shops, cafes, and restaurants.

On entering this beautiful home, step into the entrance hall and hang up your coat. Follow the hall to the spacious lounge, relax on the comfortable sofas and enjoy a great movie. On those cooler evenings, light up the lovely roaring open fire. There is a circular seating area with views over the river, perfect to play a game of cards or a board game. Next is the morning room with a large open fire; it's the perfect place to enjoy a good book or just sit back and admire the views of the beautiful gardens. French doors lead to the conservatory with underfloor heating and a table to enjoy breakfast overlooking the garden. The dining room has an open fire and is the ideal space to enjoy family gatherings. Cook up a storm in the well-equipped kitchen which boasts an AGA, keeping it cosy. Completing the ground floor are two separate WCs. Head upstairs and you’ll find five bedrooms: one super-king-size with an en-suite bathroom, two bedrooms with twin zip-and-links (which can be made into super-king-size on request), one twin room and one triple room with three single beds with a low ceiling. This last room is perfect for children and has cute little windows overlooking the river. Completing this level are two bathrooms. Heading down to the lower ground floor, you'll find the impressive snooker room with a full-sized table, a seating area with a feature fireplace and an open fire. There is also a table tennis table in another room and a utility room with a washing machine and freezer.

Venture outside to the spectacular gardens which extend to approximately 2 acres. There is a seating area and a charcoal BBQ to enjoy al fresco dining. Across the driveway at the back of the property are the banks of the River Deveron plus the tennis courts.
